READY TO REFRESH, REBUILD, AND REVITALIZE THE SALEM AVENUE CORRIDOR
Membership in Salem Avenue Business Association offers new business opportunities throughout the Peace Corridor community. We represent our members on various committees for economic development, safety, community engagement, art, and beautification.
Salem Avenue Business Association works with Citywide Development Corporation, a nonprofit organization with a mission to strengthen the City of Dayton through strategic economic and community improvements. Co-Op Dayton, the entity that coordinated the start-up of Gem City Market, is also a significant participant in resurrection of the community.
FEASIBILITY STUDY IDENTIFIES BUSINESS AND COMMUNITY ADVANTAGES
Salem Avenue Business Association collaborated with Wright State University to conduct a feasibility study to identify distinct assets, expendable income, and opportunities for new and re-purposed improvements of the area.
Small businesses, restaurant, food and beverage industry; entertainment and recreational venues; consumer services and unique retail; and health-related services represent the greatest potential targets through 2024.
A brief overview of the feasibility study identified:
- Approximately 25,000 cars travel along Salem Avenue daily
- >100,000 people live within a 3-mile radius of the intersection of Salem and Grand
- Multiple shovel-ready area sites are available for development at below market rates
- Easy access to major thoroughfares (I-75 & US 35) and public transportation (RTA)
- Gateway to/from Downtown Dayton (south) and adjacent communities (north)
- Historic and unique housing available to serve a wide range of housing prices and household needs and wants
- Significant community anchors including Dayton Art Institute, Kettering Health Dayton (Grandview Hospital), Masonic Center, Dayton Metro Library β Northwest, Reichard Buick GMC, small businesses and churches
THE SALEM NETWORK OF RESIDENTIAL NEIGHBORHOODS
A goal of the Salem Avenue revitalization initiative is to improve neighborhoods in ways that make a lasting impact on the quality of life for residents.
There are 12 neighborhoods clustered between the southern gateway of the Salem Avenue Corridor, to the northern boundary. The collection of distinct communities offers different historic architectural styles and property values:
